Rams Ayazağa

Construction work for the Rams Ayazağa project, developed by Rams and Sons Construction, is officially starting. After the application submitted to the Ministry of Environment, Urbanization and Climate Change, the project received a “No EIA Required” decision. The total investment cost was announced as 8,511,167,500 TL.

Within the scope of the project, 2,644 residential units and 54 commercial units will be built, making a total of 2,701 independent sections. Additionally, the project will include 3 social areas.

Technical Structure and Construction Area

Located in Ayazağa Neighborhood of Sarıyer District in Istanbul, on Parcel 7245, Block 28, the project sits on a 29,375.50 m² land area and has a 209,497 m² construction area. The development will feature 8 blocks named A, B, E, F, G, H, J, and K.

Each block is designed with basement + ground floor + 24 normal floors. There will be no indoor or outdoor swimming pool areas included in the project. Previous structures on the land were demolished by contracted companies within the urban transformation scope.

The project also includes a 1,150-vehicle parking capacity and a 14,456.53 m² shelter space.

Location Features and Environmental Advantages

Rams Ayazağa is surrounded by residential areas, housing complexes, business centers, shopping locations, hospitals and educational institutions. The nearest residential units are located directly adjacent to the project.

Key surrounding locations include:

  • Istanbul Beykent University – directly adjacent
  • Primary school and Istanbul Nişantaşı University – approximately 300 meters away
  • Fatih Forest – 300 meters away
  • Private hospital – 1.60 km southwest
  • Seyrantepe Hamidiye Etfal Training and Research Hospital 2 km southwest
  • Ayazağa Cemetery – 1 km west
  • Shopping mall – 1.80 km southwest
  • Stadium – 2 km south
  • E80 highway – 2.10 km south

Construction Schedule and Employment Details

The total construction period, including excavation works, is planned to be completed within 2 years, while excavation is expected to take 12 months. No blasting will be conducted during the construction works, excavation will proceed gradually using construction machinery, and excavated soil will not be stored on-site.

A total of 120 personnel will work during the construction phase. After the project becomes operational, 5 personnel will be employed for services such as security, cleaning and social facility operations. Once completed, it is expected that 8,590 people will reside in the residential units and 250 individuals will work within the commercial areas, bringing the total occupancy to 8,845 people.
